Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    Water standing on the slab

    Most terraces do not have enough slope towards the outlet. Water sits in the low spots, and given time it finds a way into the concrete.

  • 02

    Cracks from heat and cooling

    The slab heats up in the afternoon and cools at night. Over the years this movement opens up hairline cracks, especially near the parapet walls.

  • 03

    Sharp corners at the parapet

    Where the slab meets the wall at a right angle, water collects and the coating cracks at that exact line. A rounded cove solves it.

  • 04

    Coating applied on a weak surface

    If the old, flaking layer is not removed first, the new coating sticks to loose material and peels off with it in the next rain.

How we do it

Our terrace waterproofing process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Surface preparation

    We grind off the loose, flaking top layer with wire cup wheels, and clean the whole terrace, so everything that follows sticks to strong concrete.

  2. 02

    Pressure grouting

    Where a crack goes through the slab, cement grout is pumped into it under pressure, from the top or from below, until the full depth is packed.

  3. 03

    Chipping and repacking

    Hollow and loose patches are chipped out and filled again with polymer-mixed mortar, finished level with the slab.

  4. 04

    Crack treatment

    Surface cracks are cut into a V-groove, filled with epoxy and, after drying, sealed with a flexible PU sealant that moves with the slab.

  5. 05

    Coving

    The joint between the terrace and every parapet wall is packed into a rounded fillet, so water does not stay in the corner.

  6. 06

    Two coats and a top coat

    Two polymer-cement coats are brushed one across the other, each dried fully before the next. Then a protective top coat in terracotta, white or grey.
