Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

    Nothing was actually specified

    When a builder quote carries waterproofing as a single line, it becomes one coat of whatever is cheapest on the day. Nobody set out which surfaces, which stage or which material.

  • 02

    Construction joints between pours

    Every place where one pour meets the next — raft to wall, wall to column, one day of casting to the next — is a joint, and a joint is a path unless it is treated as one.

  • 03

    Sunken slabs filled and forgotten

    The sunken portion under a bathroom gets filled with whatever is lying on site and tiled over. From that day it is a tank sitting inside your floor.

  • 04

    Tie-rod holes and honeycombing

    Shuttering leaves holes right through the wall, and a poor pour leaves porous patches. Both are easy to close while the wall is bare and impossible once it is plastered.

  • 05

    Curing cut short

    Concrete that was not cured long enough is porous from the day it is cast. No coating on top of it will make up the difference.

How we do it

Our new buildings process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Stage plan before the work reaches you

    We read the drawing with your engineer and set out which treatment belongs to which stage, so nothing has to be opened up again later to be done.

  2. 02

    Plinth and retaining walls

    The outside face is treated and protected before the earth goes back against it. This is the one stage that cannot be revisited at any price.

  3. 03

    Sunken slabs and toilets

    The sunken portion is cleaned, coved at every corner, coated up the walls, ponded for a full day and only then filled.

  4. 04

    Tanks and sumps

    Overhead tanks and underground sumps are coved and given two coats of a coating certified for drinking water before they are handed over.

  5. 05

    Terrace and parapet

    Slope checked against the outlets, junctions coved, two coats across each other, and the parapet carried up rather than stopped at the slab edge.

  6. 06

    Water test and record

    Every treated surface is water tested and photographed before it is covered, and you get the record. It is the only proof that exists once the tiles go down.
