Cellar and basement leakage repair

In a basement, water pushes from the outside in. You cannot simply coat the inner surface and hope for the best. The pressure has to be taken care of, and every joint and crack has to be packed from inside.

You probably need this if…

  • Water seeping through basement walls or the floor
  • Damp patches in the cellar parking that never dry
  • Water coming up at the wall and floor junction
  • Efflorescence, the white deposits on basement walls
Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    Ground water pressure

During the rains the water table rises and pushes against the basement wall and raft from outside.

  • 02

    Construction joints

The joint between the raft and the wall, and the lift pit joints, are the usual points where water finds a way in.

  • 03

    Honeycombing in the concrete

Poorly compacted pockets in the wall act as open channels for water.

  • 04

    Cracks and tie-rod holes

Shuttering tie-rod holes and shrinkage cracks are small, but they leak steadily under pressure.

How we do it

Our cellar & basement process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Survey the leakage points

Every active leak, joint and honeycomb pocket is marked while the water is actually coming in, so nothing is missed.

  2. 02

    Arrest the running water

Actively leaking points are plugged with a quick-setting compound so the surface can be worked on.

  3. 03

    Pressure grouting

Packers are fixed along the joints and cracks and grout is injected under pressure, filling the path the water was using.

  4. 04

    Coving and coating

The wall-to-floor junction is coved and a waterproof coating is applied on the inner face over the treated area.

  5. 05

    Observation

The area is watched through a wet spell, and any point that still shows damp is treated again.
