Wall crack filling and repair

Every crack in a wall is telling you something, and the first job is to read it, not to fill it. A hairline shrinkage crack in plaster and a diagonal crack over a lintel are the same width and completely different problems. Filling both with the same putty is exactly why cracks come back.

Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    The line where brick meets concrete

    Masonry and RCC expand and shrink at different rates. The crack forms exactly along the junction, and it will keep forming there unless the junction is treated as a junction.

  • 02

    Movement in the building

    Settlement, ground movement and daily heating and cooling all move a structure slightly. A crack that is still moving needs a filler that can move with it.

  • 03

    Plaster shrinkage

    Plaster that was too rich in cement, or dried too fast in the sun, cracks in a fine map pattern. It is only skin deep, but it lets water into the wall behind.

  • 04

    Steel rusting behind the crack

    Where reinforcement has too little cover it rusts, and rust takes up more room than steel. The crack is the concrete being pushed off from inside.

    Stress at the corners of openings

    Doors and windows interrupt the wall, so load concentrates at their corners. That is why so many cracks start at a lintel or a sill and run away diagonally.

How we do it

Our wall cracks process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Read the crack

    Width, direction, whether it goes right through, and whether it is still moving. Where it matters we mark it and come back, rather than deciding on the first look.

  2. 02

    Cut it open

    The crack is cut into a V-groove down to sound material and blown clean, because filler pressed onto dust is filler that falls out.

  3. 03

    Match the filler to the crack

    A settled crack is packed with polymer-modified mortar. A crack that is still moving gets a flexible PU sealant, so the next movement stretches the filler instead of splitting it.

  4. 04

    Mesh the junctions

    Where the crack sits on the line between masonry and concrete, a fibreglass mesh strip is bedded across it before plastering, so the next movement is spread instead of concentrated.

  5. 05

    Treat any exposed steel

    Where reinforcement is showing, the cover is chipped back to sound concrete, the rust is cleaned off, the bar is coated and the cover is rebuilt with repair mortar.

  6. 06

    Plaster, prime and finish

    The repair is brought flush with the wall, primed and left ready for paint, inside or out.
