Elevation and external facade leakage treatment

Rain does not always fall on a building. For a few hours in every storm it is driven at it sideways, and then the elevation — the face you paid the most to make look good — is doing the job of a roof. Sunshades, decorative grooves, ledges and cladding joints each hold water long enough to let it in.

You probably need this if…

Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    Sunshades with no fall and no drip groove

    A flat sunshade holds water on top and lets what runs off it track back along the underside into the wall. Both are solved with a slope and a groove.

  • 02

    Decorative grooves that hold water

    A groove cut across the face for looks is a gutter with nowhere to drain. In driven rain it fills, and it stays full long enough to soak the plaster.

  • 03

    Sealant past its life

    Silicone hardens, shrinks and pulls away from one side of the joint within a few years. From then on the joint is open, and painting over it does nothing.

  • 04

    External plaster and paint treated as waterproofing

    An exterior emulsion resists water for a while. It is not a coating, and on a face that takes driven rain every season it is not enough on its own.

    Scaffolding holes and fixings left open

    Tie holes, anchor points and old signage fixings go straight through the plaster. Each one is a small, direct hole into the wall.

How we do it

Our elevation leakage process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Survey with proper access

    An elevation cannot be judged from the ground. We go down the face on rope access or a cradle and look at every joint, groove and shade before quoting.

  2. 02

    Sunshades and ledges first

    The top surface is sloped away from the wall and coated, and a drip groove is cut under the outer edge so water leaves the soffit instead of running back.

  3. 03

    Rake out and re-seal every joint

    Old sealant is cut out completely rather than covered over, the joint is cleaned and primed, and a UV-stable sealant is run and tooled to shed water.

  4. 04

    Fill cracks and plug holes

    Cracks are grooved and filled, tie holes and fixing points are packed and made flush, so the coat that follows has a continuous surface.

  5. 05

    Elastomeric coat over the face

    A flexible exterior coat goes over the treated elevation. It bridges hairline cracks that would otherwise open again in the first hot season.

  6. 06

    Hose test from outside

    The treated face is hosed section by section with someone watching inside, so the work is proved before the access comes down.
