A balcony is a small terrace with a big drop below it. Water that sits at the door line or at the railing base goes straight into the slab and appears on the ceiling of the flat downstairs.

What causes it
The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

No slope towards the outlet
The balcony floor is often flat or, worse, slopes towards the door. Water has nowhere to go.
- 02
Railing fixing points
Every post drilled into the slab is a hole through the waterproofing. If not sealed, each one leaks.
- 03
Door threshold level
When the balcony floor is at the same level as the room, water crosses the threshold and enters the room.
- 04
Blocked or undersized outlet
A single small outlet, half blocked with leaves and dust, keeps the water standing.
Our balcony & sit-out process
Step by step, in this order. Nothing is skipped to finish a day early.

Check the slope and the outlet
We check where water actually stands, clear the outlet and plan the slope correction needed.
- 02
Seal the fixing points
Railing bases and any other penetration through the slab are cut, packed and sealed.
- 03
Cove and treat the junctions
The floor-to-wall and floor-to-parapet junctions are coved and the door line is treated.
- 04
Coat and finish
Waterproof coats are applied over the corrected surface and finished, ready for tiles or left as a protective top coat.
