What goes wrong on housing societies
In a block of flats almost nothing is where the complaint is. A damp ceiling on the fourth floor can start at the terrace, at the fifth-floor bathroom, at a pipe sleeve through the slab, or in the wall the block shares with the next one. Owners on the top floor blame the terrace, owners lower down blame their neighbour, and everybody is partly right. The first job is to find out which of those it actually is, because treating the wrong one costs the society money and does not stop the water.

We survey the whole block, not just the flat that complained, and give the committee one written scope with the area measured floor by floor. Work is phased so no more than one stack or one wing is disturbed at a time, and terraces are done in sections so residents keep access to the water tanks. We deal with one point of contact and put the day's progress in writing, so the secretary is not fielding thirty separate questions.
