Open terrace tile waterproofing

A tiled terrace looks finished, so nobody suspects it. But tiles are not waterproofing. Water goes down the joints, soaks into the bedding mortar underneath and stays there long after the terrace looks dry, which is why a tiled terrace often leaks worse than a bare one.

Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    The joints, not the tiles

    Ordinary cement grout is porous. Every rain it takes water in and passes it down to the bedding, and the tile above it never shows a thing.

  • 02

    Water trapped in the bedding

    Once water is under the tile it cannot evaporate and it cannot drain. It sits on the slab and works at it for weeks after a single storm.

  • 03

    The parapet line left open

    The tiles stop where the wall starts and the joint between them is filled with mortar. That line is where most tiled terraces actually let go.

  • 04

    No slope, or slope in the wrong direction

    Tiles are laid flat because flat looks better. Water then stands in the low spots or runs towards the wall instead of the outlet.

    Tiles laid straight over an old coating

    Where the previous treatment was left in place and tiled over, the coating below is still failing, and now it is under a floor.

How we do it

Our terrace tile waterproofing process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Tap the whole floor

    Every tile is tapped and the hollow areas are marked. That map, not a guess, decides which tiles stay and which have to come up.

  2. 02

    Rake and refill the joints

    Where the tiles stay, the old grout is cut out to a proper depth, cleaned, dried and refilled with epoxy grout, which does not absorb water.

  3. 03

    Lift, treat and relay the rest

    Hollow sections come up, the slab underneath is treated the way a bare terrace would be, and the tiles are relaid on a proper bed.

  4. 04

    Cove the parapet line

    The junction at every wall is opened, packed into a rounded fillet, sealed and carried up the wall rather than stopped at the tile edge.

  5. 05

    Clear the outlets and prove the slope

    Outlets are cleaned, and the terrace is flooded so we can both see where the water goes. Any spot that holds water is corrected before we finish.

  6. 06

    Seal the surface

    A clear penetrating sealer goes over the tiles and joints. It sheds water without changing the colour or the look of the floor.
