Window and door seepage sealing

A window is a hole in a wall with a frame put back into it, and the seal between the two is the only thing keeping the rain out. It is a few millimetres wide, on most buildings it is filled with plaster, and plaster is not a sealant.

You probably need this if…

  • A wet patch below the window after rain, which dries out between storms
  • Water on the sill inside, or running down the inside face of the frame
  • The plaster line around the frame cracked all the way round
  • Curtains, the sill or the wall below stained or blistering
Why it happens

What causes it

The same wet patch can come from different places, and each one needs a different fix. This is what we look for on site.

  • 01

    The frame-to-wall gap filled with plaster

    Plaster is rigid and the frame moves with heat. The joint cracks all round within a year or two and from then on it is an open slot into the wall.

  • 02

    A sill with no slope, or the wrong slope

    A flat sill holds water against the bottom of the frame. A sill that falls towards the room delivers it straight inside.

  • 03

    No drip groove under the sill

    Water running off the sill clings to the underside and tracks back along it into the wall. A small groove cut under the outer edge stops it dead.

  • 04

    Weep holes blocked

    Aluminium and UPVC frames are designed to drain through small holes in the bottom track. Painted over or filled with dust, the frame fills up and overflows inwards.

  • 05

    The wrong sealant, or one past its life

    An interior acrylic used outside chalks and cracks in a season. Even a good sealant hardens eventually and pulls away from one face of the joint.

How we do it

Our window seepage process

Step by step, in this order. Nothing is skipped to finish a day early.

  1. 01

    Water test the window

    The outside is hosed in sections, low to high, with someone watching inside. That tells us whether it is the joint, the sill, the weep holes or the glazing bead.

  2. 02

    Rake out the joint

    Old plaster and sealant are cut out all round the frame to a proper depth. Sealant run over the top of the old joint is the most common failed repair we see.

  3. 03

    Back the joint

    A backer rod is pushed in so the sealant is the right depth and sticks to two faces only. A bead stuck on three faces tears itself the first time the frame moves.

  4. 04

    Seal and tool it

    A UV-stable polyurethane is gunned in and tooled to a shape that sheds water rather than holding a line of it against the frame.

  5. 05

    Sill and drip groove

    The sill is sloped away from the frame and coated, and a groove is cut under the outer edge so water leaves the sill clear of the wall.

  6. 06

    Clear the weep holes and test again

    Drainage holes in the frame are cleared, and the same hose test is repeated after curing before we call it done.
