Why this is the job Guntur needs
Black cotton soil swells when it is wet and shrinks when it dries, and a building standing on it moves through that cycle every year. The movement does not show up in the middle of the slab. It shows up at the junction where the terrace meets the parapet, at the internal corners, and as a line of cracking at the plinth. A coating rolled over cracks that are still opening and closing will tear along exactly the same line within a season, which is why so many Guntur terraces have been done twice and still leak.
What the work involves
We survey the cracks before we quote: where they are, whether they go through the slab, and whether they are still moving. Live cracks are cut open into a groove and filled with a sealant that can flex, not packed with mortar that cannot. Only then does the coating go on, coved into the parapet so there is no hard edge for the movement to work at. On buildings where the plinth is cracking as well, we say so, because that is ground movement and no terrace treatment will address it.
Worth knowing before you call
- We check the plinth and the wall corners, not only the terrace, because they tell us whether the building is moving.
- Live cracks are grooved and sealed with a flexible filler; rigid mortar in a moving crack simply cracks again.
- Godown roofs around the market areas are quoted differently. The joints and the parapet junction are the job, not the middle of the roof.
