Why this is the job Mangalagiri needs
Mangalagiri has gone from a temple town to a corridor of new apartment blocks in a few years, and in a stack of flats the terrace gets blamed for everything. It usually is not the terrace. It is a sunken bathroom slab that was tiled over without being treated, and the water from it travels down the stack, showing up first on the ceiling below, then on the one below that. Owners on the third floor call about a leak that started on the sixth. Finding which floor it begins on is half the work, and doing it in the wrong flat costs the owner money and fixes nothing.
What the work involves
We start below the wet patch and work upwards, checking each bathroom in the stack until we find the one that is wet at the source rather than merely stained. That one is opened up: tiles off the affected area, the sunken portion cleaned out, the junction between the wall and the slab coved, a coating applied over the whole sunken area and up the walls, and the plumbing joints checked before it is filled and tiled again. The flats below get their ceilings made good once the source is dry. Not before, or the plaster comes off again.
Worth knowing before you call
- We ask for access to the flats above the complaint, not only the one that called. Without that the survey is guesswork.
- One bathroom is out of use for a few days; the rest of the flat stays in use.
- Ceiling repairs in the flats below are scheduled after the source has dried, which is usually a week later.
